Booking T&Cs

Booking with Us

At Magic Wood Ltd, we keep it simple. Bookings are open to folks 21 and older. While we’re usually stoked to welcome guests, we may sometimes have to say no — no hard feelings. When you book online, you’ll get an automated email confirming the details. Give it a quick look to catch any errors. Note that this email isn’t a contract; it’s just a friendly hello. If anything’s off, just let us know within seven days (or before your stay if it’s within that time frame).

Staying in Our Cabins

Our cabins are cosy homes meant for two people, but there’s space to tuck in a travel cot if you’re bringing a little one. Group bookings? That’s something we’re open to chatting about.Arrival is from 3 pm, and we ask that you check out by 11 am. If you think you might arrive later, drop us a line so we can make sure everything’s warm and ready. Staying longer than ten minutes past checkout? We might need to add a bit extra to cover our team’s prep time for the next guest.

Pets

As much as we love animals, our cabins are a no-pet zone to keep things comfortable for everyone including the sheep!

Payments

Booking online? We accept Visa and Mastercard. You can also pay over the phone if that’s your thing. For bookings over 60 days out, we ask for a 50% deposit upfront, with the rest automatically charged 60 days before your stay. If your booking is sooner than that, the full amount is due at booking.

Life can throw curveballs, so if you need to cancel:

More than 8 weeks before? We’ll issue a full refund or credit note. Less than 8 weeks before? We’ll retain the full amount, unless we can fill your spot, in which case we’ll issue a credit note. We reserve the right to refuse or cancel bookings at any point, refunding your payment in full. Unpredictable events (force majeure) like extreme weather, fires, or other unforeseen circumstances mean we’re not liable for interruptions. We strongly suggest taking out travel insurance.

Changing Dates

Need to shift your stay? We’ll do our best to accommodate if you give us at least eight weeks’ notice. Otherwise, our standard cancellation policy applies. Date changes are at our team’s discretion.

Damages, Breakages, and Cleanliness

If something’s not quite right when you arrive, let us know straight away. Things break — we get it. But if anything happens on your watch, give us a heads-up so we can replace it for the next guest. Only in exceptional cases will we need to charge a fee (up to £300). If keys go missing, we’ll ask for £30 per key. Please leave the cabin as you found it, with all your items and any food removed. If extra cleaning is required beyond our usual expectations, a minimum £50 cleaning fee applies.

Remember to lock up and close windows when you’re out and about; we can’t be held responsible for any belongings left unattended.

Bicycles are welcome on-site but must be locked outside — no bikes inside, please. We’re not liable for any damage or theft to bikes left on the property.

Respecting Nature and Your Neighbours

We want Magic Wood to be a sanctuary for everyone, so please keep noise to a minimum after 9 pm, and by 11 pm, let the night sounds takeover. No amplified music or drumming allowed. If you’re using a fire pit or BBQ, please keep it within the designated area, at least 1 meter from your cabin. Only wood provided by us is allowed in our stoves and fire pits. Please, no fireworks or sky lanterns — let’s keep the land and animals safe. Out here, it’s all about respecting the land. Stick to public footpaths, don’t trample the crops or grass, and leave no trace behind. We’ve set up a zero-landfill system and provide bins for recycling, so please be mindful of how you dispose of waste. We reserve the right to ask anyone to leave if these guidelines aren’t respected. Maintenance may occasionally be required during your stay, and we appreciate your understanding if that happens.

No Smoking Inside

The cabins are strictly non-smoking. If you do light up outside, please dispose of cigarette butts properly. Smoking indoors will incur a £400 deep-clean fee.

If Something’s Not Right

We strive to make your stay one to remember (for all the right reasons). If something’s off, let us know as soon as you notice so we can make it right. Without a heads-up, we can’t address the issue. We’ll work to resolve any concerns as quickly as possible.

A Few Extra Notes

We aim to provide an accurate description of our cabins and amenities, though things evolve over time. Refunds aren’t issued for minor differences. We may need to access the property for emergency repairs or maintenance. If we consider any behaviour unacceptable, we reserve the right to ask guests to leave without a refund.
